If you sell through an agent you will pay for dye tests and camera inspections (based on the municipality), closing costs, deed prep, transfer tax, agents commission, and brokers fee. In addition you have to pay the taxes, insurance, and maintenance until the property sells. When you do find a buyer they will most likely have an inspection. They can use the items found on the inspection to negotiate a lower sales price than originally agreed on.
