Why sell my house to Hyde & Dixon?

 I'm sure you‘ve received letters or cold calls from wholesalers offering cash for your house. The difference is accountability. The Hyde & Dixon Homes representative that evaluates your property is licensed to buy and sell real estate in PA. If we don’t conduct business ethically, and follow licensing law, that license can be revoked. The people you call from a sign on a telephone pole have no one to answer to. They can do or say whatever they want with no consequence.

I’ve never sold a house, how does it work?

Once you accept our offer, we get everything moving. We contact the title company to get the title work started. All municipalities have different requirements for dye tests, occupancy inspections, etc. These typically need to be set up by the home owner. We will let you know what you need and help you schedule everything. Then you just show up to closing and collect your check!

Do you charge any fees?

You never pay any fees for our services. We evaluate your home at no charge, guide you through the process at no charge, and there are no fees at closing. We make our money selling houses, so we don’t need to charge you to sell to us. 

Will my house have to pass inspections, or will I be asked to make repairs?

We determine what work has to be done to your property during our initial evaluation. That means we don’t bring in third party inspectors. We make our offer based on the current condition of the property. You will not need to make repairs, and we can even arrange to have any remaining items cleared out. We make the process as easy as possible.

How long does it take to sell my house?

From the day you accept our offer the average time will be about 3-4 weeks depending on the municipality and their requirements. We stay in contact through the entire process to make sure things move along as fast as possible. If you wish to close at a later date, we can accomodate that as well.

How do I buy one of your houses?

Weather it’s a completely renovated house or rental property, buying our properties is easy.  You can call us or schedule an appointment online to view the property. If you want to make an offer we will write up the contract and coordinate with your lender and title company. If you are already working with an agent you are welcome to bring them to represent you. If we have to pay an agent commission, that will be another expense we have to account for when considering your offer.
